WHICH IS THE BEST PLACE TO INVEST – DELHI, GURGAON OR NOIDA?
This is one question that many a people end up asking me– esp. in social gatherings wherein the moment I let it be known that I am part of a real estate consulting organization…. is there an answer?
The incongruity of the entire question tends to be apalling many a times. Most people use this question as an ‘ice-breaker’… without realilzing how much of a dilemma have they pushed me into.
It is extremely painful to answer this question without getting a clearly defined brief by the clients on the following parameters.
1. The intent of the investment – Rental returns OR capital appreciation
2. Tenure of investment – Number of years
3. Ability of the buyer to sustain his exposure of investment
In the last couple of months, I actually revert back to the client with a question of mine – “DO YOU KNOW HOW MANY ACRES OF DEVELOPMENT IS BEING PLANNED UNDER THE DELHI MASTER PLAN?” More often than not, I typically get two answers, namely, WHERE IS THE LAND IN DELHI? —– and— Maybe a couple of Hundred acres.
Then I pitch a dramatic reply – Guess… U guys are too conservative… widen your numbers etc…… then comes the killer answer – 1,49,000 acres…… whew !!! Delhi master plan would have 1.5 lakh acres under development??? where the hell is the land in Delhi……
Centerstage time ladies & gentlemen !! The Delhi master plan would be one of the most comprehensive plans for changing the contours of real estate development of any city. Anyone who can buy land, should buy it in Delhi, NOW… TODAY….
Most often, the party ends up discussing the Delhi master plan, and the prospects for growth in Delhi. Come to think of it – If we assume that the first five years of development of the Delhi master plan only addresses 15-20% of the total 1.5 lakh acres, we still have an enormous development happening…
WHAT WOULD HAPPEN TO GURGAON & NOIDA ??????? WOULD PEOPLE EVEN THINK OF PUTTING THEIR MONEY IN PLACES LIKE SONEPAT & PANIPAT???

I ma putting up in ZONE – H , NORTH WEST DELHI, And my father owns a 720sq feet house only ground floor built. Now as family is increasing we want to reocnstruct it in collaboration with builder,
I was checking out DDA site for building BYe Laws but cudnt find any link to that. What are the norms that we need to conform to while reconstructing the house.
Please tell me the link or mail the documents. It will be great help. As we will be saved form entirely depending on the private builders.

I think its time that Delhi develops on its own than take into account development of Gurgaon & Noida as its very own. Take example of Mumbai. The development of Mumbai is its own ..theres no suburbs or cities attached for which Mumbai takes credit for it. Today its a hard reality that companies have moved out of delhi to neighbouring cities making delhi a pure political city.

I stumbled upon your web-page and actually read through your posts… seems you are reasonably well qualified to comment on the Realty sector outlook.
I agree with you on the Delhi Vs Gurgaon Vs Noida debate. If Delhi is about to throw up these numbers, there is no way that the other cities can sustain the pace of development they have seen over the past few years. They definitely are looking into the barrel.
Please keep me posted on the opportunity to buy land in Delhi… specific details for small tracts of land under the Delhi master plan.
