          * Applicable on net residential land, which is exclusive of the 15% EWS housing** Density of 15% FAR for EWS shall be considered over & above the Gross residential density*** For EWS, the norms for parking are 0.5 ECS/100 SqM of BUA

 In the event of a shortfall in the land returned to the DE (variation owing to site conditions etc.), the DE would be entitled to the entire Built up area permissible in that category, in spite of the actual land returned is / was lesser than due to the DE.

In case of fragmented hand holding submitted for land pooling, the consolidated land would be returned to the DE in the vicinity of the largest land holding within the same zone.
